Project Background
Vitruvius worked with Gloucestershire Airport and the airports multiple stakeholder, including three councils, to create a commercial and industrial business park utilising a part of unused land surrounding the main airport.
The aim of the business park is to generate the revenue required to achieve the Airports’ greater ambitions of facility improvements to benefit current tenants and all those who use the airport resources.
The CGX Connect Business Park will provide 323,000 sq ft (30,000 sq m) of commercial and industrial floor space and when fully operational it is forecast to deliver around 1,520 new jobs. The site also offers a unique opportunity for future businesses to connect by air to UK and European destinations.
The intelligent approach Vitruvius has brought to Gloucestershire Airport and our new business park not only helps strengthen our role as a regional business hub but will also unlock funding to enable investment directly back into developing its core business of aviation.

Our role in the project
Vitruvius put together a team to secure planning permission for the vision of Gloucestershire Airport CGX Connect Business Park.
Following the planning success Vitruvius were instructed to project manage the initial civils package for starting works for the business park.
During the planning process the scheme posed many challenges, the success of which demonstrated a truly collaborative effort from the chosen design team.
Project Challenges
One of the key challenges faced during the construction, of Gloucestershire Airport CGX Connect Business Park civils works, was the constrained nature of the highway network regarding a new entrance to be created on to the B4063 highway.
Through undertaking capacity testing of the local highway network and resultant mitigation measures, our team were able to demonstrate that the development would not have a significant impact on the local highway network. Mitigation because of the scheme, will see enhanced connectivity to Gloucester, Churchdown and Cheltenham, with future improvements to the sustainable infrastructure along the B4063, which includes Gloucestershire County Councils cycle scheme between Gloucester and Cheltenham.
The future park currently has design and build opportunities available for a variety of uses including industrial storage and distribution (building classifications B1, B2 and B8)
